Altus Capital Partners is a boutique investor and asset manager, focused on special situations and structured finance investments in Southeast Asia.

The business currently has footprint in Manila, Bangkok, Jakarta, Singapore, and Hong Kong with Business Development, Asset Management and Operations teams spread across the region.


We are currently looking for a Legal Junior Associate to join our Legal & Compliance team. The role will be based in our BGC office.


Job Summary:

The Junior Associate will provide essential legal support across a broad spectrum of real estate and litigation matters within the Altus group of companies. The ideal candidate will be a first- or second-year associate with strong legal research, drafting, and analytical skills, and preferably with experience or demonstrated interest in real estate law and civil litigation. The position also involves legal work in support of various permitting and regulatory processes. The role requires a proactive and detail-oriented individual capable of handling both routine and complex legal issues under the supervision of senior lawyers.


Key Responsibilities:

A. Real Estate-Related Legal Support

  • Provide legal advice and research on issues involving real estate ownership, title disputes, recovery of possession, zoning compliance, easements, and tax matters.
  • Draft, review, and revise a variety of real estate documents, including: Contracts to Sell, Deeds of Absolute Sale, Settlement Agreements, Lease Agreements, Buy-Back Agreements, Demand Letters and Legal Correspondence
  • Support title consolidation efforts and assist in clearing annotations
  • Provide legal assistance in securing and renewing permits and clearances, including without limitation: Occupancy Permits , Development Permits, Mayor’s Permits, Floor Area Ratio (FAR) increase applications.
  • Provide legal support in obtaining registrations and government incentives from investment promotion agencies, including: BOI (Board of Investments), PEZA (Philippine Economic Zone Authority), TIEZA (Tourism Infrastructure and Enterprise Zone Authority).
  • Coordinate with government offices and stakeholders regarding real property compliance and regulatory requirements.

B. Litigation Support

  • Draft and file pleadings for Writs of Possession (WOP), ejectment, and accion publiciana cases.
  • Prepare and file petitions for cancellation of annotations on titles.
  • Attend hearings and represent the company in court under the supervision of senior counsel.
  • Assist in settlement negotiations and litigation strategy development.
  • Coordinate with external counsel where necessary, but lead internal handling where feasible.

C. Internal Legal Operations

  • Conduct legal research and prepare memoranda.
  • Assist in compliance monitoring and risk assessment.
  • Manage legal documentation and case files.
  • Support communication with internal clients and stakeholders.
  • Ensure timely completion of tasks to meet operational deadlines.


Required Qualifications:

  • Licensed to practice law in the Philippines.
  • 1–2 years of post-bar legal experience, preferably with exposure to: Real estate and property law, Civil litigation, Legal due diligence.
  • Graduate of a reputable law school, with a solid academic track record.
  • Strong legal writing and drafting skills.
  • Sound knowledge of court procedures and regulatory compliance.
  • Comfortable handling both transactional and contentious legal work.
  • Organized, resourceful, and capable of working under minimal supervision.
  • Excellent communication and interpersonal skills.


Preferred Qualifications:

  • Prior experience in a law firm or in-house legal department with a focus on real estate or litigation.
  • Background from top-tier law schools or training environments is an advantage.
  • Familiarity with land titling, WOP, and judicial processes related to property disputes.
  • Experience with real estate permits, regulatory compliance, and tax-related legal matters .
  • Knowledge of incentive registration processes with BOI, PEZA, TIEZA, and similar agencies.
