Job Summary: The Project Development Manager is responsible for overseeing the entire project development cycle—from feasibility studies to project turnover and property management setup. The role ensures project profitability and timely execution by collaborating with key departments such as Design & Construction, Finance, Sales, Marketing, Permits, and Property Management. The PDM plays a strategic role in driving project success, ensuring alignment with company objectives and market demand.
KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES:
1. Feasibility Studies & Business Planning
• Conducts market research, financial modeling, and risk assessments to determine project viability.
• Prepares business plans and secures management approval.
2. Project Design & Planning
• Collaborates with architects, engineers, and consultants to develop conceptual plans, design guidelines, and master plans aligned with target market requirements.
3. Project Implementation & Execution
• Monitors project progress, budget, and timelines.
• Coordinates with internal and external stakeholders to ensure smooth execution of deliverables.
4. Sales & Marketing Coordination
• Works closely with Sales & Marketing teams to develop product positioning, pricing strategies, and promotional campaigns.
• Ensures that project branding aligns with market expectations.
5. Permits & Regulatory Compliance
• Secures necessary permits, licenses, and approvals from government agencies.
• Ensures compliance with zoning regulations and building codes.
6. Client Turnover & Property Management Setup
• Oversees project completion, unit turnover process, and coordination with property management for post-sales operations.
7. Financial & Profitability Monitoring
• Tracks project financial performance, including cost control, revenue generation, and return on investment.
• Recommends strategies for optimization.
8. Stakeholder Management & Reporting
• Provides regular updates to senior management and stakeholders, ensuring alignment on project status and key milestones.

EDUCATION, TRAININGS, LICENSES REQUIRED
• Graduate of business courses, preferably with MBA
• At least 5 years of direct experience in the real estate industry
• Experience in project conceptualization, feasibility studies, market research, and sales & marketing strategies
